平度楼市报告

一、城市新房市场概况

今年以来,平度市加快了城市建设的步伐,各类旧城改造安置房项目陆续开工,房地产投资稳步增长,各类商品住宅办公楼商铺供应充足,价格较为平稳,波动幅度不大。11月以来平度连续迎来阴雨天气,就连楼市也随之而不断降温。在此情况下,不少开发商们将年末的营销重点放到了“双十一”,“双十一”本是单身狗们相互抱团取暖的日子,如今已经演变成一场全民消费狂欢节,楼市也趁着这股风拼命推出促销,市场反映也不错,双十一单日成交29套。

房地产开发投资情况

一到三季度房地产开发项目完成投资26.2亿元,同比增长4%,增速较上月下降2.9个百分点。其中,住宅完成投资17.4亿元,同比增长13%,增速较上月下降6.8个百分点;办公楼商业营业用房完成投资6.3亿元,同比下降12%,增速较上月下降4.9个百分点。

商品房供应情况

截止到三季度末,平度市商品房供应量为416.3万平方米,其中商品住宅供应面积为267.9万平方米。已拿地、并以做好项目规划、尚未开工的商品房面积104.9万平方米,其中住宅面积为72.7万平方米。正在开工建设、尚未办理预售审批的商品房面积为128.1万平方米,其中住宅面积为59.8万平方米。目前全市可供出售的商品房(包括期房和现房)面积为183.2万平方米,其中住宅面积为135.5万平方米;已开工未出售的面积中已办理预售审批、未竣工的面积128.1万平方米,其中住宅面积104.5万平方米,已竣工未出售面积55.1万平方米,其中住宅面积为31万平方米。

今年1至9月份平度市商品房均价为5135元/平方米,同比增长5.12%,其中商品住宅均价为4940元/平方米,同比增长5.31%。住宅均价随商品房均价波动起伏,1至9月份各月商品房均价从3月份降入谷底之后开始上升,6月份达到高点,之后商品房均价开始下降,8月份达到低值, 9月份开始上升。

商品房待售情况。

新建商品房待售面积52.9万平方米,较上月增加12.7万平方米,同比增长110.8%,增幅较上月增加26.4个百分点;新建住宅待售面积29.9万平方米,较上月增加0.3万平方米,同比增长71.8%,增幅较上月增加9个百分点;办公楼商业营业用房待售面积20.7万平方米,较上月增加12.5万平方米,由于豪德财富商贸物流城9月份竣工验收,增加商业营业用房的待售面积12.2万平方米,导致三季度末的待售面积大幅增加。

二、每个区的在售、待售楼盘情况


平度的购房需求不是很高,主要是因为人们高涨的购房热情有所降温,楼市价格也是一路走低。人们也是买涨不买跌,处于观望状态。理性的消费使人们对区位好、品质高、配套设施完善的楼盘更加青睐。多年来平度市的人口总量一直趋于稳定,人口流动性较差,外来人口较少,购买力较弱。 商品房的待售面积一直居高不下,商品房待售面积指报告期末已竣工的可供销售或出租的商品房屋建筑面积中,尚未销售或出租的商品房屋建筑面积。该指标的快速增长标志着我市存量房进入了新的预警期,应引起重视。建议开发商扩大销售渠道,通过降价促销等手段逐步消化待售房屋。

建议:稳定房屋价格,保持供需平衡。房地产是一种特殊商品,具有地域特征,不会像一些流动性强的商品那样具有价格传导性,只要方法得当,完全可以稳定市场价格。保持供需平衡是保障房地产平稳健康发展的关键,根据经济学基本原理,供大于求,价格必然下降,反之必然上升。因此,定期关注商品房成交量、可供量和在建数量,保持在建数量略大于可供数量,可供数量略大于成交数量,从根本上解决房价问题。另外,控制供地节奏、适时“调冷控热”、落实住房保障、合理拆迁安置、抑制投机行为等措施都是稳定房价的有效手段。
